The 2026 housing market is defined by a persistent stalemate driven by affordability pressures, elevated mortgage rates, and constrained supply, with inflation, labor‑market softness, and rate volatility shaping buyer capacity and confidence. National trends show modest sales gains, but activity remains below normal, while regional divergence has intensified—Northeast and Midwest markets stay tight and resilient, whereas the South and West are softer and more price‑sensitive. California stands out with higher prices, stronger sales, and exceptionally low inventory, fueled in part by luxury‑market demand and AI‑sector growth in the Bay Area. Construction has slowed nationwide, limiting relief to supply, and builders face high costs and weaker demand. Overall, the market is moving, but affordability, locking, and uneven regional dynamics continue to constrain both buyers and sellers. BIO: Reena Agrawal is a Senior Research Economist at Veros Real Estate Solutions, where she analyzes U.S. housing market trends, develops home price and macroeconomic forecasts, and conducts research on a broad range of real estate and housing finance topics. Since joining Veros more than four years ago, she has authored numerous white papers and research publications covering the real estate industry. She also co-hosts Veros’ housing market webcasts and the RiskWire: On the House podcast, where she discusses current market conditions and emerging trends with industry experts. TOPIC: Industrial Market and Multi-Family Market Trends
Juan Huizar will provide an overview of current multifamily real estate market trends throughout Los Angeles County, with an emphasis on the Long Beach multifamily market. The presentation will address current market conditions, including supply and demand, sales activity and pricing trends, available inventory, vacancy rates, and overall investor activity. Juan will also discuss recent changes in the multifamily market and the factors currently influencing buyers, sellers, and investors.
Gary Martinez, CCIM, will provide an overview of current industrial real estate market trends throughout Los Angeles and Orange Counties. The presentation will cover supply and demand, recent sales activity and pricing trends, available inventory, vacancy rates, and overall market conditions. Gary will also discuss the factors currently influencing the industrial sector and provide insight into current trends affecting owners, investors, tenants, and real estate professionals.

BIO: Justin Gohn, MAI, CRE, SRA, founded Gohn & Company in 2006, a full-service appraisal firm providing appraisal and consulting services for litigation support and bank lending purposes throughout the greater Philadelphia market. Based in Chadds Ford in the Philadelphia suburbs, Gohn served as the 2025 President of the Philadelphia Metropolitan Chapter of the Appraisal Institute and currently serves as Third Director for Region 6 on the Appraisal Institute’s National Board of Directors. A graduate of Temple University, he is a recognized thought leader on artificial intelligence applications in real estate valuation, having delivered keynote addresses at the Appraisal Institute Fall Conference in Seattle and the Ohio Conference Appraisal Institute Economic Seminar. His article on AI-powered research was published in Valuation Magazine in 2025. His firm specializes in complex valuation assignments and expert testimony for the legal and financial communities in the Philadelphia region.
BIO: Ryan Hargrove, MAI, SRA, AI-GRS. During a 26-year career, Ryan has performed real estate valuations for many purposes including eminent domain and right-of-way acquisition, loan underwriting, estate and gift taxation, litigation support, assessment appeals, asset management, and transaction fairness. His clients have included financial institutions, insurance companies, public agencies, developers, corporations, attorneys, accountants, and asset management firms. He has appraised apartment complexes, industrial facilities, office buildings, shopping centers, subdivisions, undeveloped land, automotive properties, and religious facilities. He has also performed complex valuations involving going concerns, ground leases, leaseholds, partial acquisitions, easements, public utility corridors, coastal property, historically designated property, wetlands, and more.
Ryan has served as an adjunct instructor of real estate appraisal courses at Cal State Northridge, Mt. San Antonio College, Long Beach City College, Saddleback College, Orange Coast College, and Citrus College. He has served part time as an Assessment Appeals Hearing Officer for the Los Angeles County Assessment Appeals Board since 2008. He is a designated member of the Appraisal Institute, holding the MAI, SRA, and AI-GRS designations and is a member of the International Right of Way Association, holding the R/W-AC credential. He is a certified USPAP instructor. He is also a licensed real estate broker and has qualified to serve as a California probate referee.
TOPIC: This course equips real estate appraisers with practical, appraisal‑focused applications of modern artificial intelligence tools. Participants will develop a clear understanding of what AI can and cannot do, how to evaluate and configure leading platforms such as ChatGPT, Claude, and Gemini, and how to apply effective prompt strategies to everyday appraisal tasks—including market‑area summaries, comparable screening support, document synthesis, and basic data preparation for exhibits.
Instruction emphasizes ethical practice, confidentiality, verification, and proper documentation. By the end of the course, participants will be prepared to responsibly integrate AI into their workflow to enhance efficiency, strengthen analytical quality, and uphold the highest professional standards.

Appraisers recognize that they have regulatory obligations but understanding which ones apply when doing federally related and real estate related lender work is challenging. A review of sanctions and disciplinary actions taken against appraisers by the Bureau of Real Estate Appraisers makes it clear that many details and nuances of the appraiser laws and regulations are being misunderstood. Common, unintentional errors impact both the reputations of individual appraisers as well as confidence in the competency and ethics of the appraisal profession. This seminar is designed to help you recognize and understand the laws and regulations most important to appraisers practicing in California.

The Southern California Chapter reserves the rights to cancel, limit, or reschedule this event if the minimum enrollment level is not reached, and to change faculty assignments and facility locations at any time. ATTENDANCE
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100%, with your grade notification letter for courses, or at the conclusion of seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.
